Our Transaction Manager manages all the paperwork and deadlines involved in a real estate transaction. Compliance
- All the documents are fully executed with proper dates, initials and signatures.
- Has complete broker information and any additional details to make sure file is 100% ready for broker review.
- All parties provided with a copy of all required documents.
- Documents are uploaded to your transaction management system.

Co-ordination
- We co-ordinate earnest money pickup, provide executed contracts and all supporting documents to Lenders and Title Companies in a single organized email.
- We make sure Lenders and Title Companies receive any and all addendum/counter offers or any changes to contracts and associated documents.
- We track inspection and BINSR deadlines.
- We follow-up with the lenders for initial LSU to CTC. We contact with all parties for status updates as well as follow up on outstanding items if any.
- Monitor deadlines during the contingency period and provide a CURE notice to the buyer if timing isn’t met.
- We keep all parties updated on loan and closing status.
- We schedule final walk through and closings.
- Your calendar is updated with all the important dates like Inspection start date/BINSR due dates/Pre-closing walk thru dates and close of escrow dates.

Closings
- We Cross verify the BINSR items with repair receipts to make sure all required inspection items are completed.
- We coordinate the final walk-through.
- We coordinate with Lenders to make sure loan documents reaches the title company at least 3 days prior to close of escrow date.
- We obtain true certified copy of HUD from title company and deliver to all parties for their records.
